Sales Executive:


Job Summary:

We are looking for an experienced Sales Executive to join our growing Building and Facilities Management company. In this role, you will actively engage prospects, understand their facility management needs, and recommend tailored solutions. You’ll drive revenue growth, strengthen partnerships, and represent a company known for reliable building and FM services.

As we are a Japanese company, the ideal candidate should also be able to successfully adopt and apply Japanese facility management methods in their work.

Proficiency in English is mandatory; other language skills will be considered a plus.


Key Responsibilities:

  • Identify and develop new business opportunities within the building and facilities management sector.
  • Generate leads, conduct follow-ups, and build a strong sales pipeline.
  • Present and promote facility management services to potential clients through meetings, site visits, and presentations.
  • Understand clients' building and maintenance needs to propose suitable solutions and service packages.
  • Prepare sales proposals, quotations, and tender submissions in a timely and competitive manner.
  • Negotiate contracts, pricing, and service agreements to secure new business.
  • Maintain strong relationships with existing clients, ensuring high levels of satisfaction and repeat business.
  • Collaborate with operations and other teams to ensure accurate service delivery aligned with client expectations.
  • Monitor market trends, competitors, and customer behaviours to identify opportunities for growth.
  • Meet and exceed monthly and quarterly sales targets set by management.
  • Provide regular sales reports, forecasts, and updates to the management team.
  • Represent the company at industry events, exhibitions, and networking sessions to strengthen brand presence.


Qualifications:

  • Good communication and interpersonal skills.
  • Able to prepare and deliver persuasive proposals and presentations to high-level decision-makers.
  • Strong willingness to learn new things.
  • Motivated, proactive, and comfortable working with sales targets.
  • Able to quickly understand customer needs.
  • Having contacts with developers, building owners, or facility managers is a plus.
  • Basic understanding of building or facility management services is an advantage (training provided).
  • High integrity in dealing with clients.
  • Able to work independently but also collaborate with Operations and other departments.
  • Basic understanding of numbers and cost/value discussions
  • Fluent in Indonesian and English (verbal and written); additional languages are a plus.
  • Proven Sales Experience in a B2B (Business-to-Business) environment (minimum of 3 years is desirable), preferably in real estate services, property/facility management, or similar industry with long sales cycles.
  • Proficiency in Basic PC Skills (Microsoft Word, Excel, and PowerPoint) for proposal creation, data management, and documentation.

Operation


Building Manager:


Job Summary:

We are looking for an experienced Building Manager with excellent communication, organizational, and leadership skills to oversee the daily operations, maintenance, and overall management of our facility. The ideal candidate will be a proactive and detail-oriented individual who can ensure that building systems and services operate efficiently, safely, and in accordance with operational standards.

As we are a Japanese company, the ideal candidate should also be able to successfully adopt and apply Japanese facility management methods in their work.

Proficiency in English is required; Mandarin language skills will be considered a plus.


Key Responsibilities:

Facility Operations

  • Oversee daily operations of the building and coordinate all maintenance activities
  • Conduct regular inspections to identify and address repair and maintenance needs
  • Supervise building systems including HVAC, electrical, plumbing, lighting, fire safety, and security
  • Monitor utility usage and implement energy-saving initiatives
  • Ensure all building activities comply with safety, health, and environmental standards
  • Maintain accurate facility documentation, permits, manuals, and maintenance records


Vendor & Contractor Management

  • Coordinate and supervise external service providers
  • Ensure service quality and compliance with agreed service levels
  • Build and maintain strong relationships with vendors


Administrative Duties

  • Manage work orders, service requests, and preventive maintenance schedules
  • Develop and regularly update SOPs and facility management policies
  • Prepare operational reports, and incident summaries as required


Safety & Security

  • Coordinate emergency preparedness and evacuation plans
  • Oversee building security systems and ensure they are functioning properly
  • Conduct safety briefings or training for building staff and tenants
  • Respond to building emergencies and escalate issues when necessary


Qualifications:

  • Excellent communication, organizational, and leadership skills
  • Minimum 5 years of experience in building or facility management, preferably in office buildings
  • A strong desire for continuous self-improvement
  • Curiosity and eagerness to learn
  • Professional attitude with a genuine sense of care
  • Proficiency in English (spoken and written); Mandarin language skills are a plus
  • Ability to work independently and handle multiple priorities under pressure
  • Willing to be placed in Central/South Jakarta
  • Working days: Monday - Friday
